What Causes Chimney Masonry To Deteriorate?

Water is the primary cause of masonry deterioration. Since your brick is permeable, it’s not uncommon for moisture to seep into unprotected brickwork and mortar and break things down from the inside out.

Another big cause of masonry deterioration – especially here in the Main Line area where we experience cold, snowy winters – is the freeze thaw cycle. This is when water that has penetrated the chimney’s masonry freezes when temperatures drop. As the water freezes, it expands, putting pressure on the bricks and mortar – and thus causing cracks to form. The water then melts, more is able to enter, and the process repeats – sometimes multiple times a day.

Other things that can contribute to masonry deterioration?

  • Poor initial construction. Substandard construction practices – like poorly mixed mortar, improperly cured bricks, or inadequate sealing – or the use of low-quality materials can lead to early deterioration.
  • Animal tampering. Animals, like birds, squirrels, and raccoons, can cause damage to your chimney’s masonry by nesting inside of it or clawing at the mortar.
  • Lack of maintenance. Remember that all chimneys need annual maintenance, and failing to invest in this will cause small issues to worsen – leading to significant deterioration over time.
  • Settling or foundation issues. Sometimes homes shift, which can cause the chimney to lean or develop cracks in the masonry.

How can I prevent masonry deterioration?

To prevent or slow down masonry deterioration:

What Is Tuckpointing? When Is It Needed?

Tuckpointing is a masonry repair technique used to restore the appearance and structural integrity of brickwork. It involves removing the damaged or deteriorated mortar, then replacing it with fresh mortar. The process is called “tuckpointing” because it originally involved “tucking” a narrow line of contrasting mortar into the joints to make the bricks appear more uniform.

What’s this process like?

  • The first step is to carefully grind or chisel out the old, damaged mortar from the joints between the bricks. This is typically done to a depth of about 1/2 inch to 3/4 inch.
  • Fresh mortar is then applied into the cleaned joints. The mortar should be color-matched to the original mortar to blend seamlessly with the existing masonry.
  • In traditional tuckpointing, a thin, contrasting line of mortar (often white or another color) is applied in the center of the new mortar joint. This technique gives the appearance of very fine, precise joints, enhancing the overall look of the brickwork.
  • The new mortar is smoothed and shaped to match the original joint profile, ensuring that the repair is both aesthetically pleasing and structurally sound.
  • Time is allowed for the new mortar to properly cure, so that it looks good and remains structurally sound for many years to come.

Can I Repair My Chimney Masonry Myself?

We don’t recommend it. While minor repairs may be manageable for some homeowners, most masonry restoration projects require specialized skills and tools. This is one job where, if done incorrectly, you’ll get poor aesthetic results (at best) and face some serious hazards and safety risks (at worse).
